August 2014. The median price for all North County home sales – attached and detached – decreased to $513,500 in September 2014 compared to August 2014.

Detached homes in North County increased slightly by 0.84 percent in September 2014 to $600,000 compared to $595,000 in August 2014.

The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – increased to 32 percent in September 2014.

The number of North San Diego County SFD listings (active and contingent) decreased 1.73 percent in September 2014 compared to August 2014.

Median days-on-market for single-family detached homes sold in North County increased to 27 days in September 2014 compared to 25 days in August 2014.

According to the California Association of REALTORS®, the Unsold Inventory Index for existing, single-family detached homes in San Diego County was 4.5 months in August 2014, up from 4.4 months in July 2014, and up from 3.4 months reported in August 2013. The index indicates the number of months needed to deplete the supply of homes on the market at current sales rate.

July 2014. The median price for all North County home sales – attached and detached – decreased to $525,000 in July 2014 compared to June 2014.

Market shows fundamental improvements in housing inventory and cash purchases are still strong. Today’s housing market is both buyers’ & sellers’. We see many oportunities for buyers (low % with fix rates, long term, investments, cash buyers, increased inventory to choose from, compare to 2012-13) and sellers (priced well home will sell within 30-40 days). The fact that the housing market is not in the bubble appears good for buyers, investors and homeowners.

The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – increased to 31 percent in July 2014.

Detached homes in North County decreased 1.55 percent in July 2014 to $602,500 compared to $612,000 in June 2014.

The number of North San Diego County SFD listings (active and contingent) decreased 3.32 percent in July 2014 compared to June 2014.

Median days-on-market for single-family detached homes sold in North County increased to 22 days in July 2014 compared to 18 days in June 2014.

According to the California Association of REALTORS®, the Unsold Inventory Index for existing, single-family detached homes in San Diego County was 4.0 months in June 2014, up from 3.8 months in May 2014, and up from 3.2 months reported in June 2013. The index indicates the number of months needed to deplete the supply of homes on the market at current sales rate.

 North San Diego County Statistics | October – 2012

The median price for all North County home sales – attached and detached – decreased to $396,000 in October 2012. Detached homes in North County decreased 0.52 percent in October 2012 to $477,500 compared to $480,000 in September 2012.

The HomeDex affordability percentage for all homes in North San Diego County – attached and detached – increased 42 percent in October 2012.

The number of North San Diego County SFD listings (active and contingent) decreased 6.55 percent in October 2012 compared to September 2012.

Median days-on-market for single-family detached homes sold in North County decreased to 38 days in October 2012 compared to 42 days in September 2012.

According to the California Association of REALTORS®, the Unsold Inventory Index for existing, single-family detached homes in San Diego County was 3.7 months in October, down from 4.3 months in September. The October 2012 inventory was down from a revised 7.0 month supply in October 2011. The index indicates the number of months needed to deplete the supply of homes on the market at current sales rate.
